A grout and silicone restoration franchise covering five large exclusive territories is available for sale: Teesside, Darlington, York, Harrogate, and the East Coast from Whitby down to Bridlington. The business traded successfully until September 2025, when I returned to a full-time senior role and stopped operating it. It’s available now to the right person to restart.

A genuinely different service

This is a specialist restoration process — no raking out, no removal, no re-grouting. Tired, stained and discoloured grout and silicone are restored in place, in a fraction of the time and at a fraction of the cost of replacement or retiling. Very few people in the trade can offer it, and to my knowledge there is no direct competitor operating in any of these territories.

The territories

A combined population of well over a million, with three distinct income streams built in:

•      Teesside and Darlington — high-density housing with a substantial private rental and letting-agent market

•      York and Harrogate — affluent homeowners, period properties, plus a strong hotel, spa and hospitality trade

•      Whitby to Bridlington — one of the UK’s busiest holiday-let coastlines, covering Whitby, Scarborough, Filey and Bridlington, where operators need bathrooms presentable between changeovers and can’t justify retiling

Proven trading history

While actively trading, the business consistently turned over £1,000–£1,500 per week, averaging around 26 customer enquiries a month and running with a four-week waiting list. The limit on the business was never finding work — it was one person’s capacity to carry it out. Records available for verification following a signed NDA. Please note the business is not currently trading, so this is a proven territory with a working model behind it rather than a going concern.

The most compelling part

Twelve months after I stopped, with nothing running and nothing spent on advertising since, customer enquiries are still arriving at one to two a week. That tells you everything you need to know about the demand across these territories. Whoever takes this on starts with warm enquiries, not a cold start.

Why the demand is there

Stained and failing grout and silicone is something homeowners, landlords and letting agents need dealt with rather than choose to deal with. The alternative is ripping out and retiling at many times the cost, so the value proposition sells itself on the doorstep.

Growth potential

The territories were never worked anywhere near capacity — a single operator simply can’t cover this much ground, and with a four-week waiting list there was work turned away.

The clearest opportunity is commercial. Before I stopped, I had begun winning work with holiday-let owners, small hotels and rental property landlords, and this side of the business was building steadily with very little effort put into it. These customers come back on a cycle, they refer each other, and one relationship often leads to several properties. With five territories covering the Whitby-to-Bridlington holiday-let coast, York and Harrogate’s hotel and guest-house trade, and the large private rental markets of Teesside and Darlington, there is a substantial commercial base here for anyone willing to work it properly. Letting and estate agents, caravan and holiday park operators, serviced accommodation managers and care homes are all natural targets that were barely approached.

Beyond that, there’s straightforward capacity growth — taking on additional operatives or a second van to work more than one territory at a time — and a small number of closely related services that fit the same skill set and the same visit: tile and stone sealing, shower and wet-room restoration, shower screen and glass restoration, and mould treatment. An annual maintenance plan would also convert one-off domestic jobs into recurring revenue.

Ideal buyer

Suits a hands-on owner-operator wanting a proven model at a low entry cost, or an excellent bolt-on for an existing cleaning, property maintenance, end-of-tenancy or trade business anywhere across the North East or Yorkshire — the work slots straight into an existing customer base and van schedule with no premises required, and it’s a service you can sell to customers you already have.
