The town of Leuchars is located on the A919 in North-East Fife, five miles north-west of St Andrews and seven miles south of Dundee.

In 2015 RAF Leuchars transferred to the British Army and was renamed Leuchars Station which is now home to Royal Scots Dragoon Guards and other units as well as a contingent of RAF personnel to operate the diversion runway.

The town is very well served with excellent communication links. It is on the East Coast Main Line with trains running from Aberdeen to London via Edinburgh. There are frequent bus links to St Andrews, Dundee and Cupar.

Leuchars is on the Fife Coastal Path with Tentsmuir Forest and Kinshaldy Beach attracting walkers, cyclists and beach goers throughout the year. St Athernase, a 12th Century Norman Church stands proudly in the town which also brings many visitors.

Nearby St Andrews is world famous for its prestigious university (where Kate met William), golf and stunning beaches attracting over 500,000 visitors annually.

St Andrews university attracts students worldwide which is very lucrative for the area particularly during Graduation as there is an influx of parents and families to the area. The university have invested millions of pounds developing Eden Campus in Guardbridge (1 mile from Leuchars).

St Andrews is known as “The Home of Golf” and golf has been played on the Links for over 600 years. It is a very popular hub for Golf Tourism benefitting from The Old Course and a further 7 public courses in the town and several other courses in the surrounding area which attract thousands of professional and amateur golfers and spectators annually to the area.

Every 5 years The Open championship is played in St Andrews, the Old Course being the only course in Great Britain to have this privilege. The Open provides substantial and profitable business to St Andrews and the outlying towns and villages including Leuchars.

The premises have been in the client’s family hands for a few years during which time they have re-instated the room offering and developed the popular bar. The subjects offer new owners huge trading potential to enhance and develop the business and property further.

Prospective buyers will inherit a business trading well on a wet sales only basis at present along with the letting rooms. The business and Leuchars would benefit greatly from a new food offering to serve the local community as well as the large number of visitors who come to the area.

The letting rooms capitalise on the lack of availability in the St Andrews area with already several bookings in for next year.

The business is run under management with the assistance of part time staff.

The property is offered on a new lease agreement with a starting rent of £35,000 per annum. The length of lease is negotiable.

Alternatively available on a Freehold basis.
