The asking price is £34,000 VAT, which essentially reflects the approximate replacement value of the premium mobile sauna itself. The established business, customer base and completed infrastructure are included within the price, without an additional premium being placed on goodwill.
Since opening on 12th January 2026, Oak Sauna has generated £7,253.85 in takings, achieved without paid advertising and with limited ongoing marketing activity. As a small family business with other commitments, we haven't had the time to give social media and marketing the consistent attention we believe the opportunity deserves.
This creates exciting potential for a new owner with the time and enthusiasm to actively develop the business, increase its visibility and grow bookings. The timing is particularly attractive as October–March is typically the strongest period for outdoor sauna use.
The current council lease runs until 31st July 2027, after which the opportunity will go out to tender. We have been in discussion with the council regarding the continuation of the sauna at Upton Country Park, and a new owner would be able to participate in the tender process.
