The Hay Barn Café is in the heart of Robin Hood country with Clumber Park, Rufford Abbey, Centre Parcs, Sherwood Pines, The National Holocaust Museum, Sherwood Forest visitor centre & craft centre in Edwinstowe and the market towns of Newark and Southwell nearby. There is no competition in the immediate area

The business. The Hay Barn Café has an outstanding reputation, ranking consistently high on social medial platforms, Trip Advisor and Google etc; The reputation has been built upon exceptional high standards in both customer service and homecooked foods. It is estimated that around 80% of the customers are regulars, with many visiting weekly and even daily. The business also attracts customers from further afield, due to its reputation, quality food, rave reviews and locality to several tourist attractions. Customers from as far as Chesterfield, Lincoln and Sheffield have been known to return. The café is busy all year round, with its peak period in July and August.

All items are baked/cooked on the premises (with the exception of bread which is delivered from a local bakery). A maximum of 6 Bistro evenings, including Christmas specials are announced at the beginning of each year. These are fully booked within days of being made available and produce on average £2,000 per event.

There are two experienced managers in place, capable of handling all aspects of the day to day running of the café (including ordering, food prep, rotas etc;). New owners can choose to be involved in the business as much as they wish.

Growth Potential.

  • There is customer demand for further Bistro evening and Sunday opening. By opening Sundays alone, it is estimated that an extra £80,000 turnover per annum could be achieved. By opening 1 evening per month an additional £25,000 revenue per annum is estimated.
  • Utilise the extra outdoor space during the summer, peak period (adds an additional 20 covers). This could potentially be profitable by opening both day and nighttime. With ample parking, an alcohol licence until 11pm and no immediate residential premises close by, opening in the evening for ‘Pizza night’ or live music evenings etc in the summer could bring in substantial extra revenue (NB: may be subject to additional licencing).
  • Introduce Instagram and TikTok. The food and ambiance are very ‘Insta’ worthy.
  • Host baby showers and private parties, promote outside catering
  • Create a range of ‘take away’ meals. The demographic of the regular customers lends itself to offering dinners to ‘heat & eat’, especially whilst being closed on Sundays.

The Premises. The premises are warm and welcoming and offer 28 covers internally, with a further 20 covers outside in the large private garden area. There are 2 kitchens, a staff WC and generous office/staff room. There are 10 allocated parking spaces, with plenty of additional parking available across the road in the village hall car park.

Sales. The turnover is in excess of £430,000 per annum.
Stock Level. Modest, mostly fresh. To be taken at valuation. Estimated at £3,000.
Staffing. A team of 11. Daily operation requires 2 kitchen staff, 1 pot washer & 2 front of house. 3 front of house team members are required on Saturdays and holiday periods. The team includes 2 fully experienced managers and sufficient kitchen staff & front of house staff etc to cover all shifts.
