GROUND FLOOR
Entrance vestibule leading to TWO SECTION MAIN BAR, a very attractively furnished room with part boarded and part slate flagged floor, part exposed stone walls and open fireplace with cast iron solid fuel burner installed.  Counter from CENTRAL SERVERY to both areas, both having panel frontage and traditional style seating for up to 40 customers.
RESTAURANT, the dining area is arranged on split levels, first section having boarded floor, the other section being carpeted, the room having part tongue and groove walls and feature vaulted beamed ceiling.  There are two principal areas, each having intimate dining sections for up to 55 customers.  This room opens out into a CONSERVATORY AREA, which, when in use/furnished, can provide seating for a further 16-20 diners.  A set of LADIES’ AND GENTLEMEN’S TOILETS.
MAIN CATERING KITCHEN comprehensively equipped with full selection of stainless steel catering effects and work surfaces, Altro nonslip flooring, fully stainless steel panelled walls and four section galvanised extraction canopy.  The kitchen is in two sections having main catering area and preparation section.  Separate room housing WASH UP/PREPARATION AREA. 
Letting Accommodation
At ground and first floor is a total of seven letting bedrooms.  Four are currently in day to day commercial use, one is let on a longer term agreement and two are currently utilised for storage.  The trading bedrooms are currently fully furnished to a high standard, having full bedroom suite, tea/coffee making facilities, TV and clock/radio alarm.  They all have en suite facilities.  
These are bedrooms 1, 2, 3 and 4 which are all located at first floor and are either double or twin size.  Also at first floor is bedroom 5 which is a single and is currently utilised as a linen store.  
Also at first floor, but accessed by a separate staircase, is bedroom 6 which has an en suite shower room and is let on a longer term agreement.
At ground floor, with its own separate external entrance from the left hand door on the front of the pub, is a further pair of rooms which had been a double size bedroom and bathroom.  This bathroom has been removed but plumbing is still in place for it to be reinstated.  These two rooms are currently utilised as storage for use in conjunction with the catering kitchens.
There is a further room at ground floor which is currently utilised as a GENERAL STORE in conjunction with the kitchen, but is in two sections (this was planned to be a disabled letting bedroom). 
External
To the rear of the property is an enclosed TRADE GARDEN which is a feature of the pub and provides extensive decked and lawned GARDEN AREA with picnic style bench seating throughout.
