Ardentorrie Guest House is a Four Star Guesthouse in the city of Inverness. The perfect spot to start or end the North Coast 500 trial and The great Glen Way.

Due to retirement after trading for 35 years this rare gem is being presented to the market.

There are so many different ways that the business can be used to increase turnover.  We have it as below as it suits our family needs but there can be more rooms added to increase turnover or alternatively the whole property could be made into self catering apartments.  We have lots of ideas for you to do changes and increase turnover.

We have the best location in town with views over the newly renovated Inverness Castle, views over Ben Wyvis, The Black Isle,  Moray Firth and down towards Loch Ness.

We are very close to the city centre for eating, shopping and sight seeing but far enough away to enjoy the peace also. 

The business has 8 ensuite rooms and a self contained Pod to the side of the house. Every room is a very good size. We have four family rooms, double and single bed, three double rooms and one twin room. Five rooms have views over the city. The Pod (Floras View) has a small kitchen, bathroom and double bed with a decking overlooking the castle.

There is a guest breakfast room on the lower floor with a decking outside for guests to use.  There is also a kitchen of the guests breakfast room which is used solely for the business.  There is an opportunity to do evening meals if you would like.

The owners accommodation is within the property but you can be completely separate from the guests.   The owners accommodation is a large living room and dining room with panoramic views over the city and a cosy fire to enjoy the winter nights.   A newly fitted large kitchen.  One double bedrooms ensuite. (we currently use two of the guest rooms for family)

There is a large laundry/utility room also.

There is a decking area outside the guests breakfast room and a separate garden next to it which you can gain access to via the impressive private use balcony which you enter from the owners lounge.

We are south facing so get the sun from lunchtime to sunset.

We have five parking spaces which is great with being in town and two permit holder passes.

We operate a self check in service which is helpful and gives you more flexibility.  We also do breakfast forms where people choose the night before and makes breakfasts easier and with less waste.

We feel we have the business down to a fine art.

If you do not want to stay onsite there is the option to change the owners accommodation and breakfast room into apartments and have even more income.  There are lots of options for expanding and doing more if you chose to do something different.

The turnover has increased year after year with room for continued growth due to the high demand and the reputation we have.
