The Old Chestnut Tree Inn is a charming, detached 16th Century pub in the idyllic village of Lower Moor near Pershore, Worcestershire. With a wealth of quirky historic features dating back to the reign of Henry VIII and once frequented by Oliver Cromwell and Ozzy Osbourne (so we’re told!), The Old Chestnut Tree Inn is a cosy country pub with tons of character. 

 

Location

With easy and clearly-signposted access from the A44 between Pershore and Evesham and situated on the annual Blossom Trail route, the Old Chestnut Tree Inn attracts passing trade as well as regular custom from the local community. Situated in a prominent position central to the village, opposite the park and within walking distance from The Springs holiday park (open March – December), the pub is the social hub of the local area. As the closest pub to the Vale Crematorium, there is also potential to host funeral receptions and wakes. Further afield, the city of Worcester can be reached in 20 minutes and the popular Cotswolds area of natural beauty within half an hour. 

 

Trading Opportunities

Currently, the pub has three distinct trading areas: a wraparound main bar well-stocked with a premium drinks range and cask ale, ‘snug’ seating area, formal restaurant seating for around 50 covers (including a private dining area seating max 20), and a games room with dart board, pool table and jukebox with dual-zoned speakers. Local pool and darts teams play and practice regularly, while the building’s flexible space would allow new tenants to rearrange the layout in several configurations to suit their own business needs. A fully operational commercial kitchen lends itself to hosting private functions and events such as wakes, birthday parties, discos and karaoke. Meanwhile, historical points of interest including gravestones and priest holes have attracted paranormal investigations and psychic fayres.

 

Outside, there is a newly-built terrace area with bench seating and pleasantly appointed with outdoor lighting and floral planters. Covered seating is also available in a separate outdoor smoking area, while the car park can accommodate up to 12 vehicles.

 

Bar and Restaurant

Fully refurbished throughout in 2021 and well-maintained since, the Old Chestnut Tree Inn’s bar and restaurant features traditional décor with historic wooden beams, slate tiled flooring and lovely log fires to create a welcoming cosy atmosphere in the colder winter months. Pub furniture and current décor will be included in the sale of the lease.

 

Behind the bar is a conveniently-located commercial glass washer and sink, 2 x Rhino 1350 triple-door bottle fridges and EPOS Now till system. Currently, the bar offers eight draught pumps, a Wunderbar soft drinks dispenser and two hand-pulls for real ale, but there is space available for reconfiguration. Copious under-bar shelving for glassware and equipment is included.

 

The cellar is currently maintained by Budweiser UK and supplied by Inn Express Ltd, although as a free house, a new tenant would have the choice to switch supplier should they so wish.

 

Kitchen and Utilities

The fully-appointed commercial kitchen includes a twin basket fryer, two large ovens with gas hobs, two commercial grade fridges and freezer, microwave, salad bar and dishwasher. A stainless steel food prep bench and all kitchen equipment including crockery and cutlery will also be included.

 

Both the overhead extractor fan and fire alarm system were fully replaced and serviced in 2024.

 

There is a downstairs utility room with plumbing for a washing machine and tumble dryer as well as ample storage for maintenance equipment. A separate boiler room houses the gas boiler which serves the whole building.

 

Accommodation

Located behind a secured access door, the first-floor living accommodation is extremely flexible and can be adapted to accommodate a range of differing family and business needs.

 

Currently, the upstairs family living accommodation is configured to include two large double bedrooms, a single bedroom, family bathroom with bath and shower, dressing room with built-in wardrobes, living room, dining room and kitchenette with electric hob, oven and fridge. Direct access to a newly-refurbished roof terrace offers tenants outdoor privacy with direct access from the car park.

 

There is also a separate double bedroom with en-suite shower room which offers opportunities for rental income, holiday let or managerial accommodation.
