The Clonyard House Hotel occupies a pleasing rural location at the south end of the Clonyard Loch, near the small village of Colvend in Dumfries and Galloway on the popular A710, which is a busy road for tourists following the well-known Solway Coast.

The nearby towns of Dalbeattie and Castle Douglas offer a wealth of local amenities, with Dumfries c. 19 miles.

The surrounding area is renowned for its countryside and offers an abundance of outdoor pursuits including shooting, fishing, mountain biking on nearby trails and in particular golf with 6 courses c. 10 miles from the hotel, making the area popular with tourists looking to explore and utilise the hotel as a base to travel. There are also many sites of historic interest and nature reserves including pleasing forest and coastline walks all within close proximity.

Glasgow and Edinburgh are just over a 2 hour drive away.

Accessed via a welcoming sweeping tarmac driveway, directly off the busy A710, the hotel sits proudly within a c. 5 acre site which is predominately mature woodland and lawned areas. This traditional manor house has been in the same family for c. 50 years with the main house being of a granite stone and split over 3 floors under a pitched tiled roof. Over the years the hotel has been extended with the addition of 2 interlinked single storey bedroom blocks with 6 rooms in each, being added to the main building.

Directly opposite the front door there is a large outside seating/dining area which is ideal during the warmer months for guests to sit and relax in. The hotel also has ample private parking, pleasing lawns and a small children’s play area.

There is a cottage with a large area of land (currently lived in by the owners of the hotel) that has right of access from the main drive entrance. This could be for sale at separate negotiation.

 

INTERNAL DETAILS

 

Accessed directly via a welcoming traditional pitched roof porch with decorative wooden supports, directly leads into the entrance hallway, through a delightful stained-glass door, with its instantly noticeable decorative tiled flooring. From here access is given to all public areas within the hotel, including the upper floors via the ornate staircase ahead.

Located in the corner is a small reception desk with office to the rear.

 

Public/Lounge Bar

Located to the right-hand side of the reception hall is a well-proportioned room split into 2 areas with a feature horseshoe style bar that serves both, making it easily managed and offers covers for approximately 35.

Designed to a traditional standard throughout including decorative cornicing, befitting that of the hotel, the lounge area to the right, is a bright well-presented room with a large feature bay window to the front. With bar stools, varying seating arrangements and comfortable sofas and flat screen tv, this is a relaxing room for the guests. There is also a feature log burning stove which adds to the ambience.

The public bar area, to the left, is also fitted to an exacting standard offering perimeter and free-standing seating arrangements, ideal for the guests to enjoy a drink.

 

Conservatory

Offering a further 24 covers, this bright welcoming dining conservatory looks onto the garden rooms with a range of freestanding wooden tables and chairs. Accessed internally via the public bar or externally via a covered outside seating area with patio heaters, ideal for guests to sit and relax either after or before their meal on the warmer nights.

 

Restaurant

Located to the left-hand side of the hotel directly from the reception hallway, this large well-proportioned room is split into 2 areas with an archway between and offers covers for approximately 44. The room is very bright with a large bay window to the front and several large windows to the side. Presented well throughout there is a small bar servery in the corner and furnished with comfortable free-standing tables and chairs.

 

Letting Room

The hotel has a total of 15 letting bedrooms comprising, 8 twin rooms, 6 double rooms and 1 family room.

 

The rooms are split between the main hotel building and the 2 ground floor wings.

Each of the ground floor wings offer 6 ensuite letting rooms (total 12) and benefit from private outside seating areas, which are ideal for guests that wish to come and go as they please or sit and relax in the comfort of their own space. One of the rooms is classed as a suite as it has its own kitchenette and lounge area.

Within the main hotel, on the first floor, are 3 much larger, more traditional rooms which are fitted in a more country house hotel style with each have ensuite facilities. One of the rooms has a four-poster bed.

 

Each of these wings have their own heating and water systems, which enables them to be run/closed off independently, if required.

 

Self-Catering Cottage

Set to the rear of the hotel is this quaint log cabin, which comprises of 2 bedrooms, lounge/kitchen area and bathroom. Currently let through a national booking site.

 

Owners/Managers/Staff Accommodation

Located on the top floor of the main building there is a flat that comprises of 2 bedrooms, a box room, lounge and bathroom.

In addition, on the first floor there is an owner’s office.

 

External

The property occupies an extensive mature site of c. 5 acres which offers an abundance of private parking, delightful lawns, outside dining/seating and external storage including a Biomass Boiler.
