A unique opportunity to 'escape to the country' with an established coastal business with accommodation included. This is a rare business. 'The Village Stores' is a quaint, traditional convenience store with a twist. The front of the business houses the actual shop with all its groceries, tinned food, newspapers, off licence and local produce. It is also home to the coffee shop area where customers can sit and enjoy a fresh coffee & cake. Seating is also available at the front of the property. There is a fully loaded EPOS till which is very easy to use (touchscreen).
Through the doorway, you take a few steps & you enter 'The Croft' bar & restaurant. A cosy & classy bistro fully equipped to seat 20. When we took over it was not an operational bar, so we contacted a brewery & had pumps installed offering customers draught beer & ale. This is free of the tie bar. We get all our wines & spirits from the local wholesaler. At the moment it is a pizza & tapas bar, but you can turn it into anything as the decor is neutral (redecorated just three months ago). Inbetween the shop & The Croft is the kitchen. This houses a pizza oven & a bread baking oven as well as a fridge and several stainless steel workbenches and shelves. This is where we prepare our breakfast & lunch menu too. So to outline we offer.
Evening meals (Friday Sat nights)
Pizza takeaway Friday night.
Coffees teas & cake every day.
Our opening hours are:
Mon - sat 9-2
The bar/restaurant Fri sat nights 6-11:30 The bar has a separate entrance at night time. There is a double-gated illuminated entrance giving you a complete separation from both businesses.
Upstairs is a four-bedroom apartment. A huge living room, a large double bedroom (currently has our two boys in there), a huge room above the bar area (currently our bedroom, as a side note this lends itself to a b&b room as it has separate access too) a guest room & the last room is used as our study/studio.
Outside there is a good size courtyard. There is also a two-story outhouse—the lower houses some freezers & the customer toilet. The upper is currently a storage room, but we have made enquiries about turning it into a self-contained b&b room.
The garden is huge... Approx 60 metres long. It has a new shed (10×8) and a large four-metre decking area just built. Views from the decking are stunning as it takes in the estuary & The Norman Castle... What a view!
As it stands, the business is successful. There is huge scope for expanding too. We currently have two part time staff.
Although the price is negotiable, you are investing in a lifestyle, not a job. It is as rewarding as you want it to be. We have hosted food theme nights which were all 'sell-outs', and we have had open mike nights and the local band playing to a full house (videos available on request)... This is a blissful little village, always something going on. It has two pubs, a Norman castle, an art gallery and the beach is a 3-4 minute stroll away. The primary school is a few hundred yards from the shop & the secondary school is in Carmarthen. The school bus stops outside for local children & takes them in & brings them back.
Llansteffan is considered 'The hidden jewel' of Wales & once you arrive here, you will see why. The business premium is £89,000 and the stock will be charged at value. The rent is £800 a month, and that covers the business & the accommodation. THE BUSINESS WAS VALUED AT £135,000 BY HILTON-SMYTHE BUSINESS BROKERS. WE HAVE PUT IT UP FOR £89,000 FOR A QUICK, SMOOTH SALE.
