LOCATION

The subjects benefit from a prime trading position, situated on St Enoch Square in the heart of Glasgow City Centre. St Enoch Square is home to a good mix of retail, offices and licensed operators ensuring high levels of footfall throughout the day and evening.  There are also a number of new hotel developments in close proximity including Virgin Hotel, Adagio Hotel & Premier Inn.

DESCRIPTION

The subjects are accessed directly from St Enoch Square by way of a door positioned to the left-hand side of the large display frontage with prominent signage above.  The subjects benefit from a pavement seating terrace to the front with seating for 8 customers.

 The subjects benefit from a large basement which is accessed via a staircase to the rear of the shop.  Here you will find a well-equipped kitchen, a large store room with a number of fridges and freezers, dry store, further storage and office accommodation and a staff toilet.

THE BUSINESS

The Glasvegan has been trading for approximately 5 years and is therefore well established and has built up a loyal and regular clientele from throughout Glasgow as well as benefitting from high levels of tourism.

The Glasvegan, as the name suggests is a vegan café and takeaway spot that specialises in quality breakfast and lunch dishes, soft drinks, cakes and coffees, as well as freshly made sweet and savoury crepes.  The business enjoys an excellent reputation for its food and service and this is reflected in their strong online reviews, as well as being awarded the best vegetarian restaurant in Scotland 2023 in the Scottish Food Awards, and has again been shortlisted for 2024.
