Coffee shop and Licensed events venue for sale in Belton, North Lincolnshire.

This popular coffee shop has been trading for 5.5 years under the same owner. Situated in a country park, and with a large car park included in the lease, the coffee house has regular customers from the local area, alongside walking groups, running clubs, dog walkers and visitors to the area. The seating area sits 46 on a daytime and up to 65 on an evening event with extra chairs brought in. There is a outdoor childrens play area outside and a changing rooms disability bathroom inside, alongside two toilets accessible from the outside. CCTV covers all the outside of the building. There are 5 large picnic benches outside which are part of the sale. 

The business is currently turning over, over £185k per year under the operating hours of 10am-4pm Wednesday to Sunday, and also closing for 5-6 weeks per year for holidays. Therefore the potential for the turnover to be increased under new ownership by extending hours, opening more days and not having annual close downs is very high. 

The business sale comes with all fixtures and fittings as seen at viewing, which includes all tables and seating, all display units, coffee machine, grinder, several fridges and freezers, display fridge, cake counter, high speed oven and much more including all serving utensils and plates etc. The business will be left in a position so a new owner can walk in and start trading immediately. There is also a metal storage container outside which can be included in the sale. 

The building is leased from the council at a very good rate of £5k per annum, and this includes the car park and land around the  building outside. A new owner will have to be credit checked by the council for the lease to be transferred. The lease has another 10 years left on it, which is able to be negotiated further with the council. 

The business runs on an owner and 5 part time staff members for its current trading hours. There are experienced staff members currently working here that would be more than happy to stay on with a new owner, and which we would give good recommendations for to do so. 

Evening events are a part of the business which includes a monthly quiz night, mixed comedy nights, edinburgh fringe individual comedy shows, and live music events. We also run outdoor yoga and brunch sessions outside in the summer and painting classes on days we are closed and evenings. These are well attended and often bring in high revenue. 

I am willing to work with new owners to do a handover of these events, or stay on as a events employee to help organize and run them. 

The building has a premises license for Alcohol which covers 7 days a week. 

I am wanting to sell this business due to life changes and wanting to explore a more time flexible career path since my family moved overseas. I am very happy to negotiate a significant handover period for new owners to ensure a smooth transition.
