The tearoom is located in directly next to Battle Abbey, in what is probably the best trading position in this thriving and popular town.  It is a very busy, licenced business with scope to increase the trading hours significantly.

Location
The business is located in one of the best positions in the historic tourist town of Battle, East Sussex.  It is adjacent to Battle Abbey, one of the most popular tourist destinations in the south east of England.  Tourist coaches stop directly outside the cafe.  There is also an affluent local population and thriving business community in the town.

Premises
Seating Area – With maximum dimensions of approximately 7.34m x 6.64m. There is currently seating for up to 32 customers and this could be increased with a slightly different layout.  The interior is decorated and maintained to a very high standard and features a large inglenook fireplace, laminate flooring and exposed beams.  There is a counter with a two-group expresso machine, leading to:

Kitchen Area – measuring 4.97m by 2.0m with two state-of-the-art induction contact grills, a dishwasher, stainless-steel sink, two microwaves, handwash basin, toaster, etc.

Stairs from the seating area lead to:

Preparation Kitchen Area – approximately 2.97m by 2.92m, with two chest freezers and two fridges.  

Dry Store – 1.84m by 1.66m.

Kitchen – Approximately 4.77m x 2.72m.  With an extraction hood, convection oven, 
microwave, grill, six-ring hob, deep fat fryer, double sink, etc.  Stairs leading to the second floor:

Office / Storeroom – approximately 5.7m by 2.45m.

Outside – There is a delightful private courtyard at the rear with seating for 14 customers leading to separate staff and customer WCs.  To the front, there is licenced pavement seating for a further 40 people.

A most attractive modern tearoom / cafe serving a range of traditional and modern breakfasts, light bites, sandwiches, cakes, teas, coffees, soft drinks and alcoholic beverages.  

The business is operated by our two clients with the assistance of one full-time member of staff and three seasonal, part-time members of staff.  Average weekly sales (excluding VAT) are approximately £2,600 – although this rises to around £7,000 in the summer months.  We believe there is scope to increase the current limited opening hours with the additional scope for evening trade.
