This is a sublease so there is an intermediary company that will give you a 6 year lease immediately (remainder of their lease). The turnaround is extremely quick – 1month tops.
After that you will lease directly from the landlord who is a very nice chap. He will probably give you a 20+ year lease after.
The neighbours live in two flats above are really nice and excited to have a high -end cocktail lounge hopefully opening soon. I have invested approx. £50k + into the place and renovations are currently paused. The place has been sound proofed and a renovation schedule/plan is available. There is no hidden issue or anything I just don’t have the capacity to continue this venture as I already own another cocktail bar in Wandsworth. The premises is at a stage now, where you just need to tidy up a little bit, finish the floor, skirting board and connect some cables + buy appliances and furniture – you’re ready to go. You could be up and running with less than £10k if you source everything second hand and do things efficiently.
If you don’t have the money or are not serious, don’t even bother messaging me. The first thing I will ask for is proof of funds, then I will respond to you just to save us all time.
I am happy finishing the project, as Camberwell has an insane amount of footfall and there currently is no high-end cocktail bar. But if I find a serious person with the right intentions, I am happy to let this go and focus on my other bar.
