There are numerous late-night licensed bars and pubs in the area providing a steady flow of potential customers throughout the evening. The Burger Bar is ideally positioned for providing deliveries across the city, covering Saltdean, Woodingdean, Portslade, Hangleton & Shoreham. The surrounding area is densely populated with many flats in the area.  Currently the vendor works with Deliveroo & Uber Eats, where he has received a minimum star rating of 4.7/5 across all sites.  There would be huge potential to expand onto other platforms to further increase annual turnover. The business has also received fantastic reviews on Google Reviews and Trip Advisor, due to the very efficient business operation where the food is cooked to order and packaged within 5 minutes. THE PREMISES:  This extremely well-equipped premise comes to the market in excellent condition. On entering the premises there are automatic doors and a serve over counter for order collections. Behind this area is the superbly fitted open plan kitchen which include a wealth of fixture and fittings, many of which are still under warranty. Items including a 48 inch American-made AccuTemp electric stainless-steel griddle, Three single tank electric Swiss-made Valentine fryers; Spanish-made Infrico Chef Base and separate toppings stainless steel interior and exterior fridges and 2 upright 1300L Polar stainless-steel interior and exterior fridges, to name but a few items. The vendor has confirmed that all types of trade fixture and fittings are owned outright and nothing is on hire purchase or lease. The custom designed close proximity extraction system has also recently been installed and is regularly cleaned and maintained. Beyond the cooking area and to the rear of the premises is a large preparation and washing up area. The layout of the premises can be altered to accommodate seating for customers both inside and outside on the forecourt to the front of the premises, should the kitchens be moved downstairs to the large basement. At present the basement includes a large storage area, 6 small chest freezers, a washing machine and a staff room and two separate toilet areas.

TENURE

RATES:  We have been informed that the current rateable value of the premises is £17,000 per annum and the rates payable amount to £4,000 per annum. Prospective occupiers should make their own enquiries to verify same.

TURNOVER: The vendor over sees the management of the business, but does not actively work in the premises. The business is currently run will 5 full time staff members. The current opening hours are 12pm-12am Sunday to Thursday and 12pm-2am on Friday and Saturday. Their licence permits them to trade from 10am-2:30am, 7 days a week therefore there is scope to increase the business further.  They receive a high level of orders through Just East, Deliveroo and Dinner2Go which equates to about 70% of orders, with the remaining 30% generated from collections. There would be the option to also apply for an alcohol licence, subject to permission.
