This is a busy, family run coffee shop that is only being sold due to career change, health and retirement.

We open Monday-Friday 8am-2pm and take approx. £1000 a day, with massive potential for growth.

Could be open longer hours, weekends and expand into private events.

We are licensed to sell alcohol seven days a week,7.30am-12midnight.

We are based on a mill complex where nearly 4,000 workers are on site, in offices, retail, beauticians, florists etc. The complex is split into two sides, we are on one side and are the only business that provides coffee, breakfasts, breakfast sandwiches, snacks and lunches and there are no plans for any other coffee shop there. A large part of our business is take out but we also cater for customers to sit in. We can seat at least 36 inside and 36 outside on picnic benches.

There is a great atmosphere where people love to come and chat and eat.

The rent quoted includes a service charge of £3900, the lease is £12,500 which was just renewed in June on a 10 year lease with a five year opt out option. Dean Clough know that we are needing to sell and so gave us the 10 year lease, securing the property for us and any new tenants.

The turnover quoted does not include any grants from the government. Our net profit in the last 12 months was £12,300 but this included £30,000 Directors wages, so if they were taken out then it would mean a profit of around £40,000..

We have survived Covid and are still going strong.

We have a good team of staff who enjoy working for us and are willing to continue in their jobs.

We are a limited company 'Eight Sixteen Coffee Company Limited' trading as the Engine Room at Dean Clough Mill.

We love our place but it needs someone with vision and energy to take it on to another level.
