The Avenue Kitchen is located on the edge of a business park, surrounded by office buildings and commercial businesses and on the edge of a massive communal park overlooking an English Heritage property.
Having been established for many years as a takeaway only business on the same site, we moved into new premises in May 2023 and can now accommodate 36 covers inside and 48 outside on new picnic benches with great views of the park.
The premises comprise of a fully equipped kitchen with extractor unit, fridges, freezers, dishwasher, 6 burner gas oven, electric fan oven, high speed oven, microwaves, hot counter, storage cupboards and plenty of workspace.
The serving area is equipped with a 2 group coffee machine, coffee grinder, water boiler, epos system, pie warmer, drink display fridge, cake display cabinet, music sound system and plenty of storage space. There is also a 'grab & go' fridge and an ice cream freezer.
Toilets - There is 1 male, 1 female and 1 disabled toilet which also has baby change facilities.
Office - There is a small office space with 2 desks which also doubles as additional storage area with stainless steel shelving and an additional freezer.
The coffee shop is open Monday to Friday from 9am until 3pm and the 1st Saturday of every month. There is huge demand to be open longer hours and more days. There are no other food outlets in the area.
As well as the coffee shop, we also supply local companies on the business park with buffet lunches. There is scope to expand this part of the business and deliver further afield.
Staff - The coffee shop is run by a husband and wife team along with 6 part time staff.
The business has plenty of scope to expand by extending opening times, offering private hire, pizza/bistro evenings, joining a delivery platform like just eat/ deliveroo etc.
The landlord is happy to grant a new lease for a term to be agreed at a rent of £22,000 a year.
We would be happy to share financial information to anyone that would like to make an appointment to view the business.
