Business Details

High-class cafe for sale.

PANGBOURNE is a fabulous village in West Berkshire which nestles on the banks of the River Thames. It is home to an award-winning cheese shop, butchers and bakery. It is also home to an Aston Martin / Lamborghini / Bentley dealership and has an average house price of £680,043 (Zoopla).

All of which contribute to this cafe benefitting from an excellent catchment of customers. The cafe was also mentioned in the Saturday Times! @BAXTERS CAFE KITCHEN was opened in November 2019. It proved to be unfortunate timing, with the pandemic just around the corner. However, the village was incredibly supportive and, the cafe has now become a very firm favourite due to its excellent food offer.

There is scope to improve on the current level of turnover by opening seven days a week and by trading for longer hours (current opening timings are 9:00 - 15:30, Tuesday - Sunday) and by providing a level of takeaway. The cafe is extremely well fitted (full inventory available upon request) and all equipment was new when the cafe opened. Ill health and personal circumstances are the reasons for the reluctant sale.

  • A £5,000 rent deposit will be payable.
  • VAT is NOT payable on the rent.

If running a business of this nature is new to you, then it will be necessary to provide a business plan together with a projected P&L; appropriate experience and adequate funds for the premium, rent deposit, professional advisers and working capital.

Please note:-

  • There is no accommodation with this property.
  • It is not suitable for hot food takeaway.
  • There is no external extraction, only internal.
  • Trading will not be permitted past 21:00
