ACORN GUEST HOUSE FOR SALE

The guesthouse is on Scotland Road in Penrith, Cumbria. It is on the Edge of the Lake District National Park. The guest house comprises seven well-appointed guest bedrooms, all ensuites. There is also a licenced bar and guest Lounge. 

It is in a prime position within walking distance to the centre of Penrith - a busy market and tourist town. There is a mixture of tourist, cycling, golfing, walking and business bookings. The guesthouse has been established for 19 years and we have owned it for 5 years. There is a healthy number of guest houses, about 7 or 8 in the area. It is more than ample business for all of the guest houses.

There is a self-contained owner's accommodation which consists of a lounge/dining area, a master bedroom with an ensuite and a second bathroom.

Private parking is at both the front and rear of the guest house. We are adjacent to the M6 heading South and North. It generates a lot of 1 night stays, between March-October there are many events and festivals taking place in Cumbria. Kendal Calling, pub fest, marmalade festival and endless amounts of activities take place which attracts guests to the. town

We have carefully developed a well-established business, which continues to offer enormous potential to develop a range of new income avenues.

Transport links: Bus station, train station and links to the M6 motorway and A66.

Opening hours:-

Currently, the guest house operates seven days a week from April to October. The opening days from November to March are Monday to Friday for long term business bookings. We are open all year round. However, from November - to March we are closed for the weekends. 

There is scope to increase booking capacity by extending the winter opening hours. Current operation and seasonal hours suit our lifestyle choices. Also, we do have long-term lets over the year. There are good opportunities and, it is entirely up to the individual.

My wife and I run it ourselves. We have enjoyed running the business as it gives us spare time and a good lifestyle. However, it was always a 5 - year plan when we took over.

We have agreed on contractual terms with Buy a Gift and Wowcher. These are offered on a selective basis.

Training

If required, we can provide in house training to prospective purchasers or staff.

Staff

The owners have to be able to carry out all aspects of the general day to day running of the business with additional help available in the summer months. Further information e.g. financial and overall business operation can be provided.
