DESCRIPTION
Aonach Mor Hotel is a sole trader operated hostelry providing bed and breakfast accommodation, wet sales and home-made bar meals. The property enjoys a prominent location within the Village of Spean Bridge on the main A82 and is ideally positioned to serve the many tourists who visit the area throughout the year. The hotel has also been historically well-supported by the local population. The business benefits from an easy-to-operate model making this a sound proposition for first-time buyers or an extended family. The 6 letting bedrooms, all located on the first floor, are accessed via a private entrance. The owner’s accommodation is split between the ground and first floor. The grounds extend to circa 1.5 acres and as such offers a degree of development potential subject to consents. The building is in need of some inward investment and been priced accordingly. BUSINESS OPERATION
This characterful venue now mainly trades as a traditional pub offering a cosy ambience with traditional, juke box, pool table and gaming machine.  Food is offered from 6.00 pm to 8.00 pm and is a limited menu served in the bar only. Opening hours for the bar are restricted to evenings only, trading from 6 pm to 10 pm to meet the personal preferences of the current owner. The licence in place would permit longer hours and there is certainly demand for such. The bar can comfortably accommodate 40 patrons with additional seating available to the front of the property in the form of a patio area. 

The 6 letting rooms are not advertised other than on the hotels own website and there is certainly scope to develop this aspect of the business further.  Online booking is available through the business’s website using the Free-to-book portal. The vendor restricts accommodation take up to a maximum of 4 rooms at any one time as she is wholly responsible for their up-keep and finds turning round 6 rooms too much given her other responsibilities.

STAFF
The business operates at a restricted level through choice. The owner undertakes the lion-share of the work surrounding the rooms and cooks the bar food. She employs a team of barmaids to cover the bar operation.

REASON FOR SALE
The current owner purchased Aonach Mor Hotel in 1995 and developed a popular and successful business for both locals and tourists alike. Due to the bereavement of her husband and her desire to retire, the property is now presented to the market. 

LOCATION 
The attractive area around Spean Bridge is renowned for its outdoor activities including walking and climbing in the summer months with skiing and ice-climbing being popular in the winter. For walkers the range of terrain provides a great variety in the level of challenge from non-technical hill-walking to more strenuous mountaineering. The popular Great Glen Way passes close by and there are a great many Munros located within easy reach, with the Cullins on Skye to the West, the Cairngorms to the East, the Nevis Range and Glencoe to the South.

There is also an abundance of water sports activities within a short drive, be these loch-based or on the west coast. For mountain bikers there are plenty of demanding venues, both at Nevis Range which is close by as well as Laggan Wolftrax. The Great Glen is also an ever-popular destination for those wishing to undertake a more relaxing holiday, taking advantage of the accessibility of some of the most inspiring countryside in Europe. Furthermore, the area is geared towards tourism with many recreational activities including castles, historical sites, distilleries, golf, pony trekking, touring and genealogy. 

The village itself has a number of facilities including visitor attractions, shops and restaurants adjacent to the Hotel. The area has an abundance of wildlife, attracting ornithologists and naturalists with red deer, fox, pine marten, badger, otter and many more species locally. 

THE PROPERTY
The original property was built circa 1940 with additions in the 1980s. Of mainly block construction under a tiled roof, Aonach Mor Hotel is a 2-storey property with the bar and dining elements being situated on the ground floor and letting accommodation on the first floor. Entry is accessed at street level into a portico leading to the reception area, where access can be gained to the bar and dining room. 

The bar is open-plan with an attractive large bar servery which is fully equipped for all business needs including chill cabinets. Customers can choose from a wide selection of draft and bottled beers, minerals, wines and of course spirits which are conveniently dispensed from a good range of optics. This well-presented facility has a range of free-standing furniture and located to one end is a pool table and gaming machine. The bar has separate ladies and gents’ washrooms. The bar can comfortably accommodate up to 40 customers. The dining room is an attractive space set to 9 tables of 4. Though mainly used for breakfasts, historically the business has a strong catering output. Situated just of the kitchen, the dining room could once more become a destination venue.

LETTING ACCOMMODATION
A separate entrance allows overnight guests to enter the property without the need to access the public areas. There are 6 en-suite bedrooms all located on the first floor. The rooms are sold at budget rates but are comfortable and are configured as follows:

The business has a spacious commercial kitchen which is adequate for a light catering output. There is a separate wash-up area. Off the kitchen is a utility / laundry room, a staff washroom and an office facility. Behind the bar is the cellar / bottle store. Throughout the business is ample additional storage for linen etc.  

PRIVATE / STAFF ACCOMMODATION
Owner’s accommodation includes a roomy lounge plus a bedroom with a W.C. on the ground floor. The ground floor bedroom is used primarily as a store at this time. On the first floor the owner utilises a further 2 bedrooms configured to a double bedroom with en-suite shower room and a single bedroom with wash hand basin only. New owners could utilise other rooms within the building, should they wish to do so. Alternatively, new owners could utilise the ground floor accommodation only, bringing further letting rooms into use and therefore increasing income potential.

EXTERNAL AREAS
