Well established Estate Agency in seaside resort in Italy for sale.
Agency works with international clients only, so no need to learn italian language unless you want to. Agency is UK company with parntners and office in Italy.
OWNER'S ROLE:
Owner's ocassional presence in Italy is required but could be as little as couple of weeks per year. If owner decides to own holiday home for personal use, this business provides exceptionally good lifestyle in seaside city. Owner's duty are minimal - checking and forwarding inquiries, checking incoming and approving outcoming transfers etc. - all can be done remotely. Businenss has three websites which are easily managed and require only ocassional listings updates which are easy to do.
STAFF:
For the company work three on-line sales managers, two in-office sales assistants, one outsoursed bills managing person. All work on commission only "no sale = no pay" basis. All staff and partners speak English.
PROFIT:
Agency profits from freehold and leasehold property sales, ground rent collections from leaseholders, bills management for the property owners and other services that are usually associated with real estate.
Business profits consist from stable guaranteed profit of about 12,000 euros per year from managing leasehold and freehold properites (guaranteed for circa 25 years) and variable profit of 55,000-150,000 euros per year from sales of leasehold and freehold properties.
PRICE:
There are three options to buy:
1. business only (preferred by seller), comes with new UK ltd company which was specially created and all buisness was moved to it from previous long established company to make sale simpler.
Price for business only is 350,000 euros or swap for property in London of similar value (Willesden Green / Dollis Hill / Kilburn areas only).
2. business plus circa freehold 10 properties (valued at about 25,000 each) sold as leaseholds to clients and generating around 15,000 euros per year.
Price for this package is 550,000 euros.
3. business plus properties mentioned in option two plus own villa (valued just under 700,000 euros) plus 50% of sea boat ownership.
Price for this package is 950,000 euros.
MEETING AND VIEWING:
Owner lives in London and can meet there. Before purchase, obviously, visit to Italy is recommended and can be organised and assisted with. Full training provided by current owner.
