Established Attractive Gift Shop & Craft Studio in Derby's Premier Park with potential for expansion.
Studio in the Park is located in a wonderfully atmospheric and rustic building which was part of an 18th Century stable block. It is located in a desirable working craft village nestled in the centre of picturesque Markeaton Park which features other craft businesses and a popular café. The Park attracts over a million visitors per year and has a range of attractions for families. The Craft Village has its own public car park with free parking for customers for an hour and permits that can be issued for customers attending courses. There is also a tenant’s car park in which the Studio has two allocated spaces.
The Studio has been established since 2005 and incorporates a gift shop selling cards and other pick up gift items, educational and imaginative play toys, outdoor toys, handmade fudge, which is made on the premises, and bagged sweets. The craft studio retails Annie Sloan Chalk Paint and facilitates painting classes in the use of Annie Sloan paint, furniture painting and modern upholstery. The Studio also provides a commission painting service for furniture.
The Studio consists of two separate units joined by an internal door way and both have external access doors with metal gates to all doors and windows. The gift and toy shop floor space is 40 sq. with an additional 30 sq. metres of stock storage space housed on two mezzanine floors accessed by loft ladders. The craft studio has 20 sq. metres of floor space with the capacity to add additional storage space via a mezzanine floor if desired. Both Studios have exposed brick, wood fire heating, solid wood flooring and LED lighting. All the internal fixtures and fittings have been installed by the owner and compliment the rustic nature of the building.
Due to a change in the owner’s personal circumstances she can no longer be actively involved in the business on a day today basis so Studio in the Park is now reluctantly being offered for sale.
The turnover has consistently been circa £70,000 per annum but there is capacity to grow the business substantially. The present owner has not utilised the shops web site or social media to any great extent and restrictions in time mean that there has been no recent development in courses or specialist confectionery.
This is a low risk business model that has a variety of different offers to appeal to a wide market. It ideally would suit people interested in a creative business who would want to be shop based and have the time to develop the craft studio/courses business, the fudge making and additional specialist confectionary. It would be ideal for someone with a creative flair or someone looking for a career/lifestyle change.
The property belongs to Derby City Council and the owner’s present lease expires in January 2021 – however a new lease can be issued on approval of the new owner. The ground rent is £5,040.00 per annum and business rates are waivered at the moment.
The sale price is includes – goodwill, all fixtures, fittings, shop displays and specialist equipment including compressor for upholstery projects and fudge making kettle. Stock at value will be additional to the sale price and is circa £12,000
Interested parties should contact the owner, stating your name and contact phone numbers. The business is operational and therefore no canvassers, phone or walk in enquiries – the owner is not on the premises so appointments will need to be made in advance and out of peak times. A confidentiality agreement will be required before financial details are released.
