Award winning, high quality bed and breakfast located virtually town centre. Owned and operated by the proprietors since January 2003. Owners now wish to retire hence reason for the sale. Year on year with increased turnover but purposely trading below the VAT threshold and also constantly updating, refurbishing and renewing. Usually closed third week of November until first week of January for annual vacation.

A short walk to all amenities the town has to offer with the Staffordshire & Worcestershire canal opposite the property leading down to the canal basins, locks and the River Severn. The lovely Worcestershire countryside, riverside and canal side walks all within easy access.

Attractions within 3 to 4 miles being The Severn Valley Railway and The West Midlands Safari Park. There are many more attractions in the area for visitors to the locality. Conveniently located to visit the market town of Bewdley only 3 miles away and the larger town of Kidderminster 4 miles away and the city of Worcester with it's Cathedral, lively city centre, cricket grounds and racecourse only 11 miles from the B&B.

Consistently highly rated guest reviews and awarded over five consecutive years a 5 star TripAdvisor Certificate of Excellence. An excellent opportunity to own and run a well established, successful guest accommodation with a great reputation for quality and service. The business will be sold with all fixtures, fittings, furnishings, linens and towels that are required for the seamless continuance of service within the guest and operational areas of the B&B. There is a fully functional well performing website with a secure on-line booking system which was all re-vamped in 2016 plus a Facebook page with the latest news and events at the B&B and in town.

There are a couple of part-time cleaning staff to assist the owners.

The owners living accommodation consists of an open-plan living, dining and kitchen area with log burner at the rear of the property with patio doors leading out to a canopied decking which is separate from the decking area for guest use. The owners bedroom and en-suite is located in the attic taking the entire attic space. The en-suite comes complete with double jacuzzi bath, separate shower, double sinks, bidet and toilet. There is an option to use one of the en-suite guest rooms as part of the owners private accommodation as it is in the same cordoned section as the attic room.

In addition to the 6/7 en-suite guest rooms there is a guest lounge, a bright and airy conservatory used for breakfast service plus a second kitchen used for the cooking and preparing of the breakfasts for the guests. The cellar is used as a laundry area with a washing machine, 2 tumble dryers and storage of spare bedding and soft furnishings. There is a second washing machine behind what used to be originally a bar area but is now a useful storage space. This area also accommodates a downstairs toilet and cloakroom for owner and staff use.

The car park is at the rear of the property, it is accessed from the main road down a driveway at the side of the B&B and marked out into 9 parking spaces and all sides with high fencing. The car park and guest decking area is well lit with a motion sensor light over the main car park area along with CCTV with a view over the car park, down the driveway and over the reception door. There is an automated security gate accessed by guests by use of a key issued to them on check-in. Also at the bottom of the car park there is useful storage with a shed measuring 40 feet in length and 12 feet in width.

There is only one other guest house / bed and breakfast in the town centre area with a capacity of either 8 or 9 rooms. The other town B&B is about three-quarters of a mile from the centre on the outskirts of town. There is one hotel about one mile from the town centre. Most visitors to town want to be town centre with only a short walk to all amenities the town has to offer. The town is very popular with visitors from all over the country but especially from Birmingham and the Black Country area of the West Midlands. There are many events in the town which draw visitors all the year through.
