The guest house is located in Tytherington, on the northern edge of Macclesfield, about three quarters of a mile north of the town centre. There is a large family pub and a local parade of shops within a couple of minutes walk, a variety of good restaurants and shops fifteen minutes walk away and various country pubs within a short drive. Moorhayes is superbly situated for many of Cheshire’s major tourist attractions. The Peak District National Park is convenient for walkers, many “homes and gardens” (Tatton Park, Gawsworth Hall, Arley Hall, Bramhall Hall, Capesthorne etc) are within a ten mile radius, Jodrell Bank is a must for visitors to the area etc. The history of the area can be explored in the Silk Museum in Macclesfield and Styal Country Park near Wilmslow. THE PROPERTY
The property is a detached double glazed home with car park and double garage to the front and gardens to the rear. Moorhayes is well maintained and has been completely rewired and re-plumbed since the present owners took over in 1999. The dining room has been extended, a new porch built, the drive re-laid with block paving, the roof and underfloor insulated etc, as well as extensive redecoration and refurbishment of rooms. The fire alarm system was fitted at the end of 2008. A new fire escape has been installed in 2011 and new fencing is about to be etected in 2012. All rooms use a key fob system preventing guests from wasting electricity when they are out. This has contributed to the guest house being awarded runner up in an environmental award. THE BUSINESS
The guest house has been owned by the present owners since 1999. During this time the business has built up a good reputation locally for comfort, friendliness and service and is used by a wide range of guests: business people from the UK and abroad, visitors to local families (eg for weddings and parties) etc. Although Moorhayes is marginally busier in the summer than the winter, trade is all year round. The present owners choose to close most years for Christmas and New Year, but there is a demand for accommodation at that time if the new owners were interested. The scope for expansion is large. The present owners have chosen to stay below the VAT threshold, but there are very few hotels and guest houses in Macclesfield so demand is high and it would be very easy to increase the occupancy levels considerably. At present, Moorhayes offers a hearty breakfast included in the prices, but no evening meals. This is one possible area for increased business. Marketing activities could also be increased considerably. There are many regulars, some of whom come back once or twice a year, some who stay continuously for a few months whilst working in the area, some who go home at weekends (which makes room for the wedding guests). Prices are £65 per room per night for a double or twin room, £45 for single occupancy of a double or twin, £35 single, £78 triple. LAYOUT
On the ground floor there is a porch, entrance hall to breakfast room (16 covers), owners’ lounge with office area, kitchen and owners’ dining area. Corridor to three bedrooms: one single, one large twin (could be triple), one family. Utilities corridor to drying room, boiler room, downstairs loo, utility room. Upstairs, owners’ bedroom (with bathroom), one twin and four double guest bedrooms. Two adjacent storerooms which could easily be converted into another en-suite room. All eight guest bedrooms have small en-suite shower room, television, tea / coffee facilities, free wifi etc. Outside is an ample car park, steps and driveway up to the house, a double detached garage and a pleasant large rear garden. . . | | | | | | FOR SALE | | | | | REFERENCE: | 71474 / RightBiz | | | | | | Request more information about this business.. | | ENQUIRIES: | | | | CONTACT SELLER TO GET THE SELLERS DIRECT CONTACT DETAILS AVAILABLE TO MEMBERS ONLY | | | | | | | | | | | |
