The premises are made up of two 1584 beamed cottages formed into one building set in a small C16 / C17th village located in the Chiltern Hills in Buckinghamshire surrounded by open walking countryside and 3 tourist features - The West Wycombe Estate, The Hellfire Caves plus the Golden Ball & Dashwood Mausoleum.
The landlord is the National Trust and they own most of the small village. There is an excellent junior school nearby and senior school pupils are bused from 2 nearby points. Tourists visit the area the other 2 shops and 3 pubs on a regular basis. The NT organises coach tours to the village along with the nearby Braddenham and Hughenden Manors. The premises are situated on the A40 between High Wycombe and Stokenchurch. The M40 east to London and west to Birmingham is only a few minutes away. There are 4 x 45min shoppers parking bays outside the shop and a large car park at the end of the village.

The surrounding countryside offers opportunities for cyclists, walkers, ramblers and - for a select wealthy few? - Game shooting at 3 shoots in the season.

There is a strong, supportive Parish Council and they organise a Summer Fete annually. There is a Christmas "Festive Fayre" in December organised by the traders. We get many offers to 'do a stall' at local schools and other events and we also offer sale or return for similar events. We offer children's party bags and organise bulk confectionery for wedding and events.

This Traditional Sweet Shop has well over 300 varieties of loose sweets stocked plus impulse confectionery (Mars etc) and a children's section. The sweets are from a (mainly) 4 suppliers plus occasional others. We stock cold drinks, slushy and sandwiches, crisps & biscuits etc. , Cards, ice creams and serve hot drinks from a new Nestle dispenser.
The newspapers are supplied by W H Smiths News and we deliver to approx 100 houses in the immediate area as well as selling an equal number via counter sales. There are 3 delivery rounds costing £52/week.

Above the shop are two double bedrooms (1 very large) a v large lounge, small shower room etc. And kitchen. (The kitchen was a 3rd single previous to my tenure and the kitchen was at the back of the shop - this could be reversed). Heating i via Economy 7 storage heaters, a couple of convectors and a cast iron (gas) fire in a large original fire place. As the building was 2 cottages there are two neat gardens with 2 sheds, an outside WC & a separating wall with dog gate!

The shop comprises 2 showrooms, L shaped counter, full pine shelving, 2 chillers, ice cream freezer etc. At the back is a work room (previously also a kitchen), small store, entrance to the apartment above and a storage cellar below.

Having been here 11 years I have a wish to move onto my second profession as a photographer. This is in addition to needing minor cancer treatments on a regular basis. The shop was a failing card and 'gifty' shop which (within 2 years) I turned round to become a successful sweet shop. However, I am single and have had to pay over £14k wages + Tax & NI to two staff (one a day)plus occasional weekend help. A couple could save this. I now receive a teachers pension and can move on! !

Competition. There is an American 'sweet shop' in High Wycombe and a year ols "Mr Simms" franchise in the Eden Center. Neither of these businesses have had an effect on my sales as they are far enough away - and will prob. Close soon as the rents etc. In HW are extortionate!
As a micro business I have, this year been Business Rates free and have received a Rates subsidy over the last 4 previous years. My annual rent for shop and home is approx £8500 which will be increased to circa £13000 - a new NT commercial lease is usually 15 years.

The turnover last year (ending 30 April 2010 was £149, 849 with a GP of £46, 473. The previous years were poorer due to the economic turn down. . . . . 2009 T = £163, 521 GP £42, 231 / 2008 T 159, 704 GP £30, 809.
Wages were circa £14 - £16K each year inc all staff. A small increase in prices and lower depreciation led to a better Net Profit in 2010.

Trading hours are 6. 30am to 5pm M/F and 8am to 5pm Sat/Sun. There is the possibility of extending the 5pm closing to catch returning traffic.

The premises are being lime washed and re-painted as I type! !

NOTE. . I am also willing to sell ALL my furniture and fittings in the apartment upstairs by separate negotiation. Thus moving expenses would be considerably reduced for both parties.

This IS a lifestyle business which would suit a couple (saving employee wages) who like to live comfortably above their simple to run business with opportunities to join in the social activity of a small village. . . Church / library / quiz nights / dances / art group / walking / riding / shooting (clay or game) / cycling etc.
