Located in the historical market town of Helmsley, accessed via the A170 and 15 miles east of Thirsk, North Yorkshire. TRADE AREAS 
Entrance to the front from Market Place into a RECEPTION AREA. To the left is a DINING LOUNGE and to the right is the MAIN BAR AREA. The entire pub retains plenty of charm and character with  open fireplaces, wood burning stoves, high ceilings, dark wood panelling, exposed stone walls and original wood flooring.

The SERVERY is well equipped and the entire trade area is wrapped around the ornate wood CENTRAL BAR.  Left of the main bar is the lounge area with an original fireplace, high ceiling, wooden beams and wooden panelling.  

Well-equipped CATERING KITCHEN with recessed washing up area. Beyond the kitchen to the rear of the property are two external storage rooms, both used for cold storage and freezers, in addition to an old stable which is currently used as a log store.  

LADIES’ and GENTLEMEN’S TOILETS are offset to the rear of the pub.  

The large CELLAR is located in the basement. It has plenty of storage space and is accessed from the rear of the main bar.

OWNERS ACCOMMODATION 
Located on the second floor is the spacious PRIVATE OWNERS ACCOMMODATION comprising TWO DOUBLE BEDROOMS with BATHROOM, LIVING ROOM and EAT-IN KITCHEN. This has the potential to become further letting accommodation.

LETTING ACCOMMODATION 
The pub currently offers 5 EN SUITE ROOMS located on the first floor, all off a wonderful landing with a central period staircase and views out to the market square. Each room is in excellent condition and spacious. The letting accommodation is a great source of income for the business and extremely popular.

EXTERNAL 
The pub boasts a BEER GARDEN to the rear and additional seating to the front, which is very popular in the warmer months.
