LOCATION:
The business is situated in a delightful village located in the Wye Valley close to the Herefordshire/Wales border approximately 17 miles northwest of Hereford. It is positioned on the major road through the village for which it is the main newsagent, convenience store and off-licence. There is ample free roadside parking outside the premises.

BUSINESS:
This has been in the hands of the current owner for the past 2 years and retails a range of convenience foods, household goods, beers, wines and spirits, sandwiches, snacks, fruit and vegetables, DIY and gardening items along with the typical newsagency goods of papers, magazines, cigarettes and tobacco. Income is derived from the local village population and is further boosted by trade from lorry drivers going to and from a nearby quarry in daytime hours.
Accounts show a consistent annual increase in turnover and profits in recent years, with the latest accounts to 31/3/2010 showing an average turnover of c£7,000 per week net at a gross margin of 19%. This leads to a healthy net profit for the working owners. Accounts will be available to seriously interested parties after viewing.

BUSINESS PREMISES:
These are located on the ground floor of a large detached building and has a glazed double frontage with central double entrance doors. These lead to a retail sales area which is roughly divided into three sections.
