BUSINESS DETAILS:

LOCATION:
Melksham is Wiltshire's fifth-largest town by population after Swindon, Salisbury, Chippenham and Trowbridge.
Located between Bath, Trowbridge and Chippenham, it has many varied industries including Avon Rubber, which previously owned the Avon Tyre plant in the town centre. Cooper Tire & Rubber Company now operates the plant, and is still a major employer in the town. In 2000, Avon Rubber plc moved to a large purpose-built facility just 3 km (2 miles) to the south of the town near Semington, employing over 300 people. Melksham is also home to Knorr-Bremse, a designer and manufacturer of railway braking systems, at a modern purpose-built facility in Bowerhill.
The town has a thriving business district and is close to the retail centres of Bath, Bristol, Chippenham, Trowbridge and Swindon and is surrounded by beautiful villages such as Lacock, Holt, Seend and Semington. Substantial funding has allowed a variety of dynamic expansion and enhancement programmes, including improvement of the town centre. To cater for the unprecedented growth and attraction in recent years, there are new schools and improved infrastructure.
Melksham is well served by both traditional high street stores and smaller privately run independent stores. It has four medium-sized supermarkets: Sainsbury's, Waitrose, Lidl and Aldi, with permission for a fifth granted during 2009 by the local planning authority on a site controlled by Asda. Waitrose opened in March 2010.
DESCRIPTION OF PROPERTY:
(all sizes are approximate & should be considered 'nominal'.)
This well located property comprises a lock-up shop unit on the ground floor (currently an angling and sports shop, traded by the vendor since 1984) together with a self-contained one bed room flat at first floor level, and a large rear garden, felt to have development potential.

The shop is considered suitable for a wide range of retail uses and the residential accommodation over would enable the owner to live on site.

The property is understood to date from the late 19th century and is laid out over 2 floors. Of brick construction under a pitched and tiled roof it forms part of a terrace fronting onto the main thoroughfare through the town. A Sainsbury’s supermarket and petrol station is located to the rear ensuring a very significant passing trade.

The shop is double-fronted with a recessed front entrance accessed via a single step up from the street. The shop front has been replaced recently and comprises a white UPVC double glazed combination of two deep display windows and an extra width front door, which is fully glazed.

One window has been retained as an enclosed display space whilst the other has been opened up to increase floor space within the shop.

PRIVATE ACCOMMODATION:
(all sizes are approximate & should be considered 'nominal'.)
The residential accommodation is entirely self-contained. Access is gained via a wooden door located in the street a few yards along from the shop entrance into a shared passageway giving access to the rear of the subject property and its immediate neighbour. A metal staircase rises from the rear yard with a quarter turn to a painted wooden door giving access to the flat, which is currently let on an assured shorthold tenancy generating rental income of £400 pcm.

The vendor advises the flat comprises a large lounge with twin windows to the front elevation overlooking the street and a double bedroom with window to the side elevation. A gas boiler providing hot water and central heating to the whole property is housed within an airing cupboard.

Steps lead down into the rear tenement, which is also under a pitched and tiled roof, to a hallway giving access to the bathroom (bath with shower over, pedestal wash basin and WC) and kitchen with fitted gas cooker and plumbing for a washing machine. A half glazed door from the kitchen opens into a small lobby giving access to the entrance door.

The flat was redecorated throughout with new carpets fitted in 2009.

OUTSIDE:
The property benefits from a large rear garden backing onto the Sainsbury’s retail development with vehicular access available across a tarmacadamed drive to twin wooden gates. The space available, existing access and the location suggests potential for future development of the garden, subject to planning.
