TRADE AREAS 
Directly off the RECEPTION HALLWAY is the DINING ROOM which is an attractive room with part beamed ceiling, carpeted floor, arranged with cruciform tables and dark stained wheelback chairs currently to cater for 16 diners. The RESIDENTS LOUNGE is a very attractive room with feature fireplace with stone surround and large stone lintel with beam over and cast iron solid fuel burner installed. There is loose seating for about 10 guests and a well stocked “Honesty Bar”. Also at ground floor is a CUSTOMER TOILET as well as a DRYING ROOM.

The KITCHEN is a very large room being completely refitted four years ago. There is a four section ceiling fitted galvanised extraction canopy, fully tiled walls and tiled floor. The units are predominately high quality and of domestic standard, but the kitchen is also used for the serving of breakfasts for guests. No evening meals are provided.

Beyond the kitchen and with direct access from it are three interconnecting rooms utilised as FREEZER ROOM/DRY STORE, LAUNDRY ROOM and WORKSHOP.

OWNERS ACCOMMODATION 
At ground floor are TWO BEDROOMS, one a good size double with en suite bathroom. The other which is adjacent is a double size room with wash hand basin and WC en suite. Located at first floor is a PRIVATE LOUNGE with fireplace .  

LETTING ACCOMMODATION 
At first and second floor are a total of NINE EN SUITE LETTING BEDROOMS. They are all decorated to a high standard with full bedroom suites, coffee making facilities and television and all being en suite with either shower room or bathroom.  They are arranged as follows:

FIRST FLOOR
BEDROOM 1—”Wysg” is a twin room with en suite SHOWER ROOM.
BEDROOM 2—”Yscir” is a double room with en suite SHOWER ROOM.
BEDROOM 3—”Brynych” is a king size room with en suite SHOWER ROOM.
BEDROOM 4—”Gwdi” is a double size rom with en suite BATHROOM.
BEDROOM 5—”Honddu” is a double size room with en suite SHOWER ROOM.

Also on the first floor is an OFFICE with additional linen storage.

SECOND FLOOR
BEDROOM 6 -”Taf” is a super king size/twin room with zip and link beds and en suite SHOWER ROOM.
BEDROOM 7 - “Sinvi” is a double room with en suite SHOWER ROOM.
BEDROOM 8 - “Sere” is a large twin with en suite SHOWER ROOM.
BEDROOM 9 -” Llynfi” is a suite with four poster bed and a second bedroom off with single bed.  
There is an en suite SHOWER ROOM with dressing room off.

Off the second floor landing is a large LAUNDRY ROOM.

Our clients acquired the property in June 2016 and have subsequently upgraded the Hotel throughout and established a very healthy level of trade purely on accommodation income.  

Accounts for the year ended March 2023 are expected to show takings of approximately £85,000 just below the VAT threshold.

This income has been generated despite the property being closed for ten weeks per annum off season at which time our clients take a break and go on holiday and with the use of limited rooms to suit the needs of the family. There is great potential to increase trade with the operation of all letting rooms.
