SITUATION
Rothbury is a delightful market town situated approximately 30 miles north of Newcastle upon Tyne. It straddles the River Coquet and is surrounded by magnificent countryside including Cragside, Blaeberry Hill, Simonside, and in the far distance, the Cheviots. Rothbury has long been known as the capital of Coquetdale.
Rothbury is one of Northumberland’s most popular tourist destinations. It has something for everyone including hikers, artists, photographers, anglers fishing for trout and salmon on the Coquet, golfers at the town’s golf course, cyclists taking on the hilly routes, children playing in the river and those simply wishing to spend time in this charming town. There are a number of static and touring caravan sites around Rothbury.
The National Trust property Cragside, which was the home of Lord Armstrong and was the first house in the world lit by hydroelectricity is situated approximately 1 mile from Rothbury and attracts thousands of visitors a year.
BUSINESS
The business has been operated by the current owners for the last 8 years and we are advised that in 2007 they carried out a renovation of the building. The renovation has been done to a high standard throughout.
The business is currently operated as a traditional tea room and trades on limited hours which suit the requirements of the current owners. The main trade area has exposed stone walls, is carpeted throughout and has a small cast iron fire place. It is currently set for 26 covers at wooden tables and chairs, but this could be increased to 40 covers.
Our clients’ daughter operates a gift business from the tea
room. This is a separate business and the goodwill and fixtures and fittings are not included in this sale.
The owners feel that there is demand in the area for the business to extend its current hours especially during the busy Spring and Summer months. The business does not open evenings and it is felt that a new operator could not only build on the current success of the tea room but develop a restaurant business capitalising on the evening tourist and local trade. Our clients have occasionally held Valentines dinners which have been extremely popular. For a brief period they offered Sunday lunches, again which were very popular, however they did not continue with them as they wished to conduct their business in a quieter manner.
The kitchen has a mixture of stainless steel appliances including large extractor fan, cookers, dishwasher, fridges and freezers.
On the first and second floor is a large apartment which is currently used as a holiday rental achieving an income of up to £450 per week. The apartment consists of a lounge, large kitchen with dining area, bathroom and 2 double bedrooms.

There is parking throughout Rothbury both on and off road. The garden to the front of the property is owned by the adjacent business but the tearoom uses it on an informal basis.
