THIS LEASEHOLD PROPERTY IS CURRENTLY RENT FREE for an indefinite period, with future rent to be negotiated direct with freehold owners. The York presents a fantastic opportunity to acquire a very substantial and desirable imposing attractive Victorian corner Public House in the affluent suburb of Broomhill, which is part of the Hallam district, and the wealthiest constituency in the North of England. Known as the 'garden suburb' once described by John Betjamin as the "most beautiful suburb in Britain", Broomhill is situated 1 mile outside of the City centre in the very affluent West End. We acquired this premises in October 2008 as an investment opportunity with a view to a complete refurbishment and re-establishing the business to put to market. The pub was formally a Scream Chain pub, but prior to this was a successful 'local' pub and Hotel dating back to 1850 and with a long tradition in the area. We set out to restore the premises to its former glory, which involved a complete internal refurbishment, and also external works to the building to preserve its architectural heritage. This included restoration of an orginal Victorian mosaic tile floor, ceiling cornicing, and various other hidden features of the internal layout. The York re-opened in November 2008, and quickly established itself as THE real ale pub in the area, and we have 8 cask ales at any one time on offer, with close links to CAMRA and the Local Ale iniiative. Plus the pub has a ghost or 2 on the 2nd floor, something yet to be exploited in the form of 'ghost tours' , to which we have already been approached by several ghost hunting groups in the area. There is also a good food operation in a fully refitted catering kitchen, and we have built up a classic Pub menu of traditional Pub food, and have a good reputation for locally sourced products. However this is an area that a good operator could thrive in, and really develop the food offer to form a much bigger % of the weekly turnover. There is also the possibility of a full onversion to a restaurant as Broomhill currently does not offer much in the way of restaurants or 'gourmet' food offers, so this could be exploited. The Pub also benefits from the weekend locsl circuit trade, which attracts customers from outside the local area too, and we have built up a core set of regulars during the week. In particular, Bank Holidays attract custom from all over the City, and the local Broomhill festival and other events regularly brings in many non locals. There is a successful quiz night, an acoustic jam night, existing links with local brewers for popular MEET THE BREWER sessions, an established weekly Poker night,70's disco night, and the York has close links with many local groups and societies who use it as meeting point and social base. There is established trade but room for further growth as this is a large premises with plenty of capacity. The opportunity to further develop the business comes from the student market, with a brand new university student Village complex opening this September less than half a mile along the road, and The York is the 1st Pub they come to when heading towards the City centre or the University. As well as the usual student intake each September (30,000 in Sheffield), an additional 1200 students will be living close by to this property! Previously this Pub has had close links with the University, and has been a very successful student orientated business, but now we have given The York a dual focused target market for further development of the business. Over 2000 students already live within the Broomhill area, and the massive increase in numbers can only be good for business growth. The property is on 4 levels, with substantial vaulted cellars which are fully fitted with fridges and freezers for food storage, plus conventional cellar coolers and large beer storage areas, office and utility rooms. The ground floor is the trading area, and forms a very large area with a split bar, with a layout ideal for splitting to create a dedicated bar served function room if required, which the area is in need of. The building has its original windows, an original tiled mosaic floor, plus an area which is a dedicated games room with pool, pinball, darts and bar skittles. There is also at the rear a SUBSTANTIAL beer garden, and the largest in the area, with umbrellas, plenty of seating, lighting and heaters, and is the jewel in the crown of this Pub as its by far the best smoking solution for any Pub in the area too. Has hosted popular barberques and other outside activites, such as giant CONNECT 4 machine which is included, and various external pub games. There is a double garage for car parking inc on the premises with direct access onto Glossop Road, the arterial road into the City centre.
