DIRECTIONS
Cheddar 2 miles, Wells 10, Weston-super-Mare 10, Bristol 18, Bath 23. London 139. Follow the signposts to the centre of Axbridge from the A38. The Almshouse is on the southern side of The Square, near to the delightful King Johns Hunting Lodge which houses the Tourist Information Office.

DESCRIPTION
Handsome but understated on the outside, The Almshouse is packed with character within. In two parts, the main restaurant is a lovely double aspect room with flagged floor, beamed ceiling and imposing stone fireplace, but it is the almshouse itself that is the gem, exposed timber trusses in the high ceiling its most striking feature. The attractive setting and the relaxed style of the restaurant appeals to the affluent local population, though the business has previously drawn from a much wider area including numerous surrounding villages as well as clients from a catchment of about 20 miles. The Almshouse offers an attractive business and way of life, particularly with the excellent family accommodation. Axbridge retains much of its medieval character, with the three main streets converging on the town square, the hub of activity over the centuries. The ancient church is set up on one corner, King John's Hunting Lodge guards another and The Almshouse sits on a third. Tucked in below the southern slope of The Mendip Hills, Axbridges’ famous neighbour is Cheddar, with its ever-popular Gorge. There is plenty to do here, including sailing on the local reservoir. Bristol is only 18 miles to the north-east, making it prime commuter belt, the ancient cathedral city of Wells is only 10 miles away and Bath 23 miles. The long sandy beaches of Brean, Weston-super-Mare and Burnham-on-Sea are all near by. THE PROPERTY
The property is in two parts: The Almshouse itself is believed to date from the late 15th century; built of stone with tiled roof and set over two floors. The main restaurant was erected in the mid 19th century and has rendered and colour washed elevations, tiled roof, first floor and attic accommodation. The Almshouse is Grade II listed and set in a conservation area.

THE BUSINESS
Until recently The Almshouse has been trading as a restaurant / bistro and open full time (lunchtimes and evenings), but the restaurant recently ceased trading, due to the present owner's other business interests, and therefore it is not being sold as a going concern. However, should a prospective purchaser wish to re-open as a restaurant, the fixtures and fittings as seen are available by separate negotiation, as is a database of regular clients which has been compiled by recent owners, and which would be an invaluable marketing tool.

PUBLIC AREAS
Arched heavy timber front doors to The Almshouse Reception Area, timber servery and small Lounge used for pre-dinner drinks and after-dinner coffee. Door to courtyard. Spiral staircase to Gallery (previously seating 16), the main feature of which are the stunning exposed oak trusses and rafters. There is a stone fireplace at either end. The Main Restaurant (previously seating 26), is an attractive double aspect room with stone fireplace, beamed ceilings and flagstone floor (presently carpeted), as well as part exposed stone walls.
