The Hotel is set in its own private grounds in a leafy Victorian era suburb in the coastal town of Barrow in Furness, South Cumbria, on the edge of the beautiful Lake District National Park.

Take junction 36 North or South bound on the M6 motorway, then follow signs for Barrow in Furness. If travelling from the West Coast follow the A595 toward Askam in Furness and signs for Barrow thereafter.

Barrow in Furness is situated on the edge of the Lake District National Park. It straddles town and country - being home to some of the region's most stunning and scientifically important coastal habitats, historic sites and tourist attractions as well as major industrial and manufacturing sites.

Barrow in Furness is home to global defence giant BAE Systems, currently employing 4,440 in Barrow and expanding. The company has generated an electronic and design industry 'cluster' around it, and this in turn has increased the demand for hotel accommodation. This sub-region is also home to a high concentration of energy producing industries. Barrow in Furness and the area is home to 4 offshore wind farms, with 3 further farms planned, 3 onshore gas processing terminals, with a £350M gas storage scheme planned, 3 offshore gas pipelines, one hydropower station, an onshore power station and nuclear power engineering. As with the defence industry, there are a host or companies related to the design and manufacture of products for the energy sector and related to systems integration and support services. Major chemicals and pharmaceuticals companies Glaxo SmithKline, Robert McBride and Elf Atrochem are also based in the area.

Entrance Porch
The hotel's entrance porch has been maintained with Victorian features, including the front and interior doors, mosaic tiled floor, coving, dado and picture rails and skirting. The entrance is accessible for the disabled, with a removable, portable access ramp.

Restaurant
The hotel restaurant has outlook over the hotel's patio and garden areas. It has the dual purpose of serving as the hotel's restaurant and is hired for meetings and small parties of up to 22. The restaurant has many original and restored Victorian features such as a moulded ceiling, ceiling rose and antique brass chandelier, as well as the original dado and picture rails and skirting boards. Function Room
Situated in parallel to the hotel restaurant, the hotel's principal function room, the Ramsden Room, is an excellent multi-use area and is used regularly for meetings and events. Hallway and Staircase
The main hallway boasts many original Victorian features, including the original dado and picture rails and skirting boards. Imposing antique furniture and brass chandelier, plus an imposing original staircase are unique features of the hotel. A storage room is accessible from the main hallway.

Reception and Office
The reception and office provides both useful working space and a wonderful welcome and fantastic first impression to guests arriving at the hotel. The reception / office area is part wood panelled, with original skirting boards, dado, picture rail and coving. It boasts an original fireplace and surround in full working order. Desks, storage and filing cupboards, personal computer with hotel management software, fax and printer are included.

The hotel has two lounge areas, sharing a bar. The first lounge is more traditional, containing an original fire place and surround, original dado and picture rails, skirting boards and coving.

This resplendent lounge offers an area of quiet luxury for guests and visitors. Sofas, soft furnishings and furniture will remain as part of the sale.

The second lounge is part of the hotel's extension. Adjacent to the bar, it features several areas for guests to relax in armchairs and sofas, but also provides the extras space for entertainment purposes and the use of a wooden parquet fold away dance floor.

The hotel kitchen is well planned, with excellent working and storage space.
